Step 1: Consultation, Understanding Your Vision

Every project begins with a free, in-person site visit to your property. We measure your existing kitchen or bathroom, photograph existing conditions, assess the structural and mechanical configuration, and identify any relevant constraints. We then have a detailed conversation about your goals for the renovated space, your cooking habits and workflow for kitchens, your daily routine and household needs for bathrooms, your budget range, your timeline, and your design aesthetic preferences. Based on this assessment and conversation, we provide initial guidance on what is achievable and what the realistic investment range looks like.

Step 2: Design & Drawings, Planning Every Detail

With your goals and site conditions in hand, our design team develops the detailed renovation plan. For kitchens, this includes cabinet layout, island sizing, appliance positions, lighting zones, countertop and backsplash specification, flooring selection, and range hood specification. For bathrooms, this includes tile scheme for floors and walls, shower or tub configuration, vanity placement, fixture specification, lighting positions, and exhaust ventilation specification. We produce a 3D visualization of the completed space so you can see the finished result before any material is purchased or any work begins. We then prepare OBC-compliant construction drawings ready for permit submission.

Step 3: Permitting, Compliance Before Construction

For all kitchen and bathroom renovation projects requiring permits, we prepare and submit complete applications to the appropriate municipal authority and ESA. We manage all communication throughout the permit review process, respond to any technical comments within days, and ensure all approvals are in hand before construction begins. You never contact a permitting authority yourself throughout this process. For projects that do not require permits, cosmetic updates without structural, plumbing, or electrical scope changes, we proceed directly to construction scheduling.

Step 4: Construction, Quality Execution, Every Day

With permits in hand and materials procured, construction follows the approved drawings in a planned sequence. For kitchen renovations: demolition and disposal, structural modifications where applicable, rough-in plumbing and electrical, cabinet installation, countertop templating and installation, backsplash tile, flooring, lighting and fixture installation, range hood installation, painting, trim, and finishing. For bathroom renovations: demolition and disposal, rough-in plumbing modifications where applicable, waterproofing membrane installation on all wet surfaces, tile installation on shower walls, shower floor, and bathroom floor, vanity and fixture installation, glass enclosure installation, lighting and exhaust installation, painting, and finishing. Our project manager coordinates all trade activity and keeps you informed throughout.

Step 5: Quality Inspection, Meeting the Highest Standards

Before any client walkthrough, we conduct an internal quality review comparing all completed work against the construction drawings and our quality checklist. Tile installation is inspected for proper adhesion, grout consistency, and slope to drain. Cabinetry is checked for alignment, door and drawer function, and hardware installation. All plumbing fixtures are checked for proper seating and function. All electrical fixtures are tested. Any item not meeting our standard is corrected before you see the space. Required city and ESA inspections are coordinated and attended at this stage.

Step 6: Project Handover, Your Space, Transformed

The final walkthrough is conducted with you in the completed space. We review all completed work element by element, invite your questions and feedback, and address any remaining items on the spot. We provide the complete permit close-out documentation package, all permit cards and inspection records. We provide your written workmanship warranty documentation. And then we step back and let you enjoy the finished kitchen or bathroom you have been envisioning throughout the project.

Typical Timelines
The following timelines reflect current GTA market experience for kitchen and bathroom renovation projects at Maple Leaf Kitchen & Bath. All timelines include permit approval periods where applicable and are provided in detail before construction begins.

  • Cosmetic kitchen update (no structural, plumbing, or electrical scope changes): 1 to 3 weeks
  • Mid-range full kitchen renovation with permits: 4 to 8 weeks total including permit approval
  • Full kitchen renovation with structural wall removal: 10 to 14 weeks including engineering, permit approval, and construction
  • Powder room renovation: 2 to 4 weeks of construction with permit approval where required
  • Full 4-piece bathroom renovation: 3 to 6 weeks of construction with permit approval where required
  • Comprehensive primary ensuite (significant tile work, radiant heat, custom elements): 6 to 10 weeks

All timelines are project-specific and depend on permit approval timelines, custom material lead times, cabinetry procurement, and the conditions discovered behind existing walls and tile. A detailed project schedule is provided before construction begins and any adjustments are communicated proactively throughout every phase.

We visit your property and assess the existing kitchen or bathroom, measuring dimensions, documenting existing cabinetry and fixture configuration, evaluating existing plumbing and electrical conditions, and understanding any structural or moisture considerations. We discuss your goals, budget, design preferences, and timeline in detail. Based on this assessment and conversation, we provide honest initial guidance and prepare a detailed written estimate at no cost to you.
For a standard kitchen or bathroom renovation, design typically takes 2 to 3 weeks from the initial consultation. Projects with significant structural complexity, multiple material specification iterations, or extensive 3D visualization work may take 3 to 5 weeks. We provide a clear design phase timeline during the consultation.
For kitchen and bathroom renovation permits in most GTA municipalities, plan for 4 to 8 weeks from a complete and accurate first submission. Our complete, code-compliant first submissions minimize the comment rounds that extend this timeline. For structural modifications requiring engineering, allow additional time for the engineering review before permit submission.
Construction follows the approved plan in the sequence described, demolition, structural modifications where applicable, rough plumbing and electrical, inspection of rough-ins before walls are closed, tile installation, cabinetry installation, counter templating and installation, fixture installation, painting, trim, and finishing. Our project manager provides regular updates and coordinates all trade activity. The job site is kept clean and organized throughout.
You do not need to be present throughout the construction phase. Our project manager coordinates all trade access and we establish access arrangements with you before construction begins. We do need you available for key decision points, final material confirmation, design decisions that arise during construction, and the final walkthrough. We communicate these needs in advance.
Minor changes, finish selections, fixture choices, minor layout adjustments that do not affect permitted elements, are handled through a change order process with clear pricing and your approval before any additional work proceeds. Changes that affect permitted elements such as moving a drain, changing an electrical circuit, or altering a structural element require revised drawings and permit resubmission. We encourage thorough design resolution before construction begins to minimize this situation.
We verify tile substrate preparation, the surface must be flat, structurally sound, and appropriate for the tile format and application. For shower installations, we verify waterproofing membrane installation before any tile is set. We verify adhesive coverage and back-buttering for large-format tile. We verify grout joint consistency and appropriate grout type for the specific application. We verify drain slope in shower installations. And we conduct a final inspection of tile installation before the project is considered complete.
Our quality inspection is a systematic review of every completed element against the construction drawings and our internal checklist. For kitchens: cabinet alignment and door function, drawer slide function, countertop seam quality, backsplash tile adhesion and grout, lighting function on all circuits, all plumbing fixtures for proper seating and absence of leaks, range hood function and exhaust at the exterior termination. For bathrooms: tile adhesion, grout consistency, shower door alignment and sealing, all plumbing fixtures for function and absence of leaks, exhaust ventilation function, lighting function, radiant heating function where installed.
The handover is a room-by-room walkthrough with you of the completed kitchen or bathroom. We demonstrate the function of all cabinetry, fixtures, and systems. We point out any specific maintenance recommendations for the materials installed. We address any remaining items on the spot. We provide the permit close-out package and the written workmanship warranty. And then the space is yours to enjoy.
